A Mulund housing society’s redevelopment project has remained incomplete for over 15 years, leaving around 20 residents struggling with prolonged uncertainty and rising accommodation costs. The redevelopment agreement was signed around 2011-12, with completion initially expected within two years. However, construction has reportedly reached only six of the planned nine floors. The developer initially paid rent to residents for about two years, but payments later stopped. Since then, homeowners have reportedly been paying accommodation costs out of pocket, creating particular difficulties for senior citizens. Residents say repeated delays were attributed to approvals, permissions and funding issues, while major legal action was avoided for years. Homeowners are now considering whether to replace or terminate the developer and recover unpaid rent. Experts and netizens have advised reviewing the Development Agreement, approvals, unsold inventory and termination clauses, while seeking legal advice. Meanwhile, Mumbai’s redevelopment market grew 16% in 2025, with 229 redevelopment agreements signed, up from 196 in 2024.
