Telangana RERA Fines Chabbras Bentley Woods Promoter ₹98 Lakh.

Unregistered villa sales trigger penalty and buyer refund order.

The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a ₹98 lakh penalty on the promoter of Chabbras Bentley Woods in Jeedimetla, Hyderabad, for allegedly advertising and selling villas without registering the project as a villa development. The authority also directed the promoter to refund ₹20 lakh collected from buyer P Krishna Reddy within 30 days. The project was registered with RERA only as a plotted layout but was promoted as an integrated development featuring 44 villas, a clubhouse, swimming pool and gated security. The promoter argued that individual permissions obtained for smaller plots exempted the development from RERA registration. TG RERA rejected the claim, holding that the common layout, amenities and 44 units constituted a single project and that dividing it through individual permissions was a “stratagem” to avoid registration. The authority also found material misrepresentation regarding the villa’s built-up area. The promoter was ordered to deposit the ₹98 lakh penalty into the TG RERA Fund.
