Birla Estates in Advanced Talks to Acquire 10-Acre Noida Plot for ₹1,000 Crore.

Aditya Birla Real Estate subsidiary plans luxury housing project as developers expand across the Delhi-NCR property market.   NEW DELHI: Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Ltd, is in advanced talks to acquire a 10-acre land parcel in Noida from the Shipra Group for about ₹1,000 crore, according to sources familiar with the deal. The company is expected to develop a luxury residential project on the strategically located site in central Noida. The proposed transaction could also help lenders to the Shipra Group exit their exposure once the deal is completed. Neither company has officially confirmed the transaction. This would be Birla Estates’ second project in the Noida region. In December last year, it partnered with the Sikka Group as co-developer for a five-acre residential project in Greater Noida. Birla Estates is pursuing both outright land acquisitions and asset-light joint ventures to expand its premium real estate portfolio. According to Cushman & Wakefield, land transactions across India between 2021 and the first quarter of 2026 represent potential future development revenue of approximately $176 billion, highlighting substantial growth opportunities across residential, commercial and industrial real estate.
