Rustomjee Group Eyes Senior Living Market, Sees Potential for 5,000+ Homes in MMR.
Growing demand for independent living is opening new opportunities in India’s premium real estate sector.
Rustomjee Group is exploring an entry into the senior living segment, identifying potential for more than 5,000 homes across the Mumbai Metropolitan Region (MMR). Chairman and Managing Director Boman Irani said the company may develop projects independently or partner with a specialist operator, although its investment plans and project pipeline remain undecided. The move comes amid rising demand for organised senior housing in India. Industry estimates suggest the market could exceed ₹1 lakh crore by 2030, supported by an ageing population and growing preference for independent living close to family and social networks. Major developers are also expanding their presence. DLF sold all 172 residences at its luxury retirement project in Gurugram, generating approximately ₹1,985 crore in sales. Ashiana Housing is targeting increased revenue from senior living, while Signature Global has entered into an arrangement for a senior housing project. However, limited assisted-living facilities, healthcare access and affordability remain key challenges. The sector presents significant growth opportunities for developers offering integrated residential and care solutions.
