Bagmane Prime Office REIT Files Draft Papers for ₹4,000 Crore IPO
Bagmane Prime Office REIT has filed its draft offer document with SEBI for an initial public offering (IPO) of up to ₹4,000 crore. The issue comprises a fresh issuance of units worth ₹3,000 crore and an offer for sale (OFS) of ₹1,000 crore by the selling unitholder. Sponsored by Bagmane Realty and Infrastructure LLP, the REIT owns and manages a high-quality portfolio of Grade A+ office business parks primarily located in Bengaluru’s key office micro-markets. The portfolio spans 20.3 million square feet, with 19.6 million square feet of leasable area and a strong committed occupancy rate of 97.9% as of June 30, 2025. Its tenant base is largely made up of multinational corporations and global capability centres, contributing nearly 99% of contracted rentals. Alongside office assets, the REIT also holds under-construction hotels and solar power assets, offering diversification. IPO proceeds will be used mainly for asset acquisitions and general corporate purposes.
