UP-RERA Makes On-Site Inspections Mandatory for Project Extensions.

New verification rules aim to prevent document fraud and strengthen homebuyer protection.   The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has made on-site inspections by its technical team mandatory for project extension requests in Ghaziabad, Gautam Buddha Nagar (Noida) and Lucknow, effective October 3, 2026. The decision follows a complaint filed by a Ghaziabad homebuyer on September 18, alleging possible fabrication of project inspection reports and occupancy or completion certificates through collusion between developers and development authorities. Previously, extension applications under Section 6 of the Real Estate (Regulation and Development) Act, 2016, relied on documents and verification reports provided by the respective development authorities. The provision covers extensions arising from force majeure events, including floods, earthquakes, fires and other natural calamities. Under the revised procedure, UP-RERA’s expert team will physically verify projects seeking extensions in the three districts. Developers will receive prior notification before inspections. In other Uttar Pradesh districts, physical verification will continue to be conducted by the respective development authorities. The move aims to improve transparency, strengthen regulatory oversight and safeguard homebuyers’ interests.
