Haryana RERA Orders Godrej to Hand Over Delayed Sohna Flats and Pay Interest to Buyers.
The Haryana Real Estate Regulatory Authority (HRERA) has directed Godrej Highview to hand over the delayed flats in its Godrej Nature Plus project in Sohna and pay statutory delay-in-possession interest to homebuyers until actual handover. Buyers booked apartments in 2018, with possession originally due by June 30, 2023. Although the developer received a six-month COVID-related extension until December 30, 2023, HRERA ruled that no further extension could be claimed under force majeure. The authority observed that construction bans, labour shortages, and supply chain disruptions were recurring business risks and did not justify prolonged delays. HRERA ordered the developer to deliver the apartments in a habitable condition upon obtaining the Occupation Certificate (OC) and prohibited any charges beyond those specified in the buyer agreement. The ruling reinforces developers' accountability under the Real Estate (Regulation and Development) Act, 2016, and strengthens protections for homebuyers against project delays.
