Wadala to Emerge as Mumbai’s Third CBD as BKC Land Bank Runs Out.
With Bandra-Kurla Complex (BKC) saturated, the Mumbai Metropolitan Region Development Authority (MMRDA) is gearing up to auction plots in Wadala, the city’s upcoming third central business district (CBD). Spread across 156 hectares, Wadala’s transformation is part of the MMR Economic Master Plan, jointly developed with NITI Aayog. Strategically positioned with excellent connectivity through the Eastern Freeway, Atal Setu, harbour line, monorail, and the upcoming Metro-4 corridor, Wadala is set to become a prime commercial hub. Once designated as a truck terminal, relocation talks with the Bombay Goods Transport Association are ongoing to clear the way for this mixed-use development. The move follows the successful BKC land auction, in which the Japanese conglomerate Sumitomo purchased a 3-acre plot for ₹2,238 crore in June. MMRDA hopes Wadala will mirror BKC’s success, maintaining real estate momentum while fueling infrastructure funding. The big question now: will Mumbai’s next business shift be towards Wadala or “Mumbai 3” across the harbour link?
