Goa RERA Cracks Down on Misleading Real Estate Ads.                                                                                                                                                                                  

The Goa Real Estate Regulatory Authority (Goa RERA) has issued strict new guidelines to curb misleading property advertisements by builders and realtors. The circular prohibits the use of disclaimers such as “terms and conditions apply” or vague mentions like “11+ amenities,” which will now be treated as misleading. Instead, all amenities promoted must match those mentioned in the agreement or brochure. Additionally, every advertisement—print, digital, or outdoor—must prominently display the Goa RERA registration number at the top right corner. The guidelines also apply to online property portals, which must ensure compliance when listing projects. Builders are also barred from using “representational images” with disclaimers or claiming proximity to schools, hospitals, airports, and stations in terms of travel time, as such claims vary. The move aims to promote transparency, protect buyers from false promises, and hold developers accountable in Goa’s real estate market.
