KRERA Orders Consensus Meet Over Missing Rooftop Pool at Bengaluru Project

In a major relief for 21 homebuyers of the Agastya project in North Bengaluru, the Karnataka Real Estate Regulatory Authority (KRERA) has directed developer Ishtika Homes to hold a joint meeting within 30 days to decide the fate of a promised rooftop swimming pool. The pool, along with other amenities like a gym, yoga hall, STP, and intercom, remains incomplete despite possession being handed over. KRERA has asked the builder to either construct the pool or refund its cost based on the majority consensus. The Authority also pulled up the builder over a non-functional sewage treatment plant and a lack of BWSSB water connection, rejecting claims that poor maintenance by residents caused the issues. A third-party certified report on STP functionality has been ordered. Additionally, the developer must submit an undertaking ensuring that the formation of the residents' association will not affect any pending grievances or legal claims by the allottees.
