Urban Planning Dept Blocks CHB’s Proposal for Plotted Housing in Chandigarh IT Park, Citing Master Plan Norms
Chandigarh’s UT urban planning department has rejected the Chandigarh Housing Board’s (CHB) proposal to introduce individual plotted housing in the Rajiv Gandhi Chandigarh Technology Park (RGCTP). The decision adheres to the Chandigarh Master Plan 2031, which mandates high-density group housing and discontinues individual plot allotments across the city. Officials clarified that the restriction applies uniformly, including in Manimajra, where only flats in approved group housing societies are permissible. CHB’s IT Park project, spanning 123 acres, has already faced multiple hurdles. Its earlier high-rise housing proposal was rejected by the National Wildlife Board in 2022 for potential ecological impacts on migratory birds and the Sukhna Wildlife Sanctuary eco-sensitive zone. The original plan included 728 flats and supporting commercial facilities across seven-storey towers. With the new denial, CHB must rework the scheme to align with CMP-2031 and environmental guidelines, likely shifting back to group housing models.
