TOZ Eligibility Under Review Puts Bodakdev High-Rise Development on Hold.

The Ahmedabad Municipal Corporation (AMC) has suspended development permission for a high-rise project in Bodakdev after questions were raised over its eligibility for Transit Oriented Zone (TOZ) benefits. The project, sanctioned in 2025 with a Floor Space Index (FSI) of 4, is now facing a stop-work order pending fresh verification. A complaint alleged that the plot, located in TP Scheme No. 51, does not fall within the stipulated 200-metre TOZ boundary, despite receiving the higher FSI permitted for plots within the zone. Following the complaint, AMC suspended the approval with immediate effect and informed Gujarat RERA about the action. AMC has also asked the Ahmedabad Urban Development Authority (AUDA) to re-assess the plot’s eligibility. Under Ahmedabad’s Development Plan 2021, plots within 200 metres of BRTS and Metro corridors can qualify for higher-density development with an FSI of 4. The project will remain on hold until AUDA completes its verification and provides an official decision.
