SBI Acquires ₹414 Crore Commercial Property in Pune’s Kharadi.

A major office asset acquisition strengthens SBI’s presence in one of Pune’s leading business hubs.

State Bank of India (SBI), India’s largest public sector lender, has acquired a commercial property in Pune’s Kharadi for ₹414 crore, marking one of the largest office asset transactions by a bank. The deal includes leasehold rights over 2.12 acres at Kharadi Knowledge Park and ownership of an approximately 1.84 lakh sq ft commercial building. The property comprises a basement, stilt and 15 floors, along with 200 car parking spaces. Acquired from Siddhivinayak Enterprises, the transaction involved a stamp duty payment of ₹28.98 crore. Kharadi has emerged as a major commercial hub, attracting technology companies, financial institutions and global capability centres. The acquisition comes amid strong demand for quality office space in Pune. India’s office leasing market also recorded a record 86.4 million sq ft in 2025, reflecting continued expansion across major commercial centres.
