Chandigarh Master Plan 2031 Pushes for Vertical Growth.
Chandigarh is set for a major planning shift under the proposed Master Plan 2031, moving away from its traditionally low-rise and low-density development model. The administration has proposed sweeping amendments to development controls, allowing higher Floor Area Ratio (FAR), increased ground coverage, and relaxed height restrictions across commercial, institutional, and residential zones. A key change is the standardisation of ground coverage up to 40% across sectors, nearly doubling earlier limits in many categories. Institutional areas such as Sarangpur, Dhanas, and zones near Manimajra are slated for significant densification, with FAR proposed to rise from 0.5 to 2.5 and height limits eased up to 30 metres. Group housing norms have also been revised, enabling taller structures in Phase-II and Phase-III sectors, alongside stricter parking requirements to manage congestion. Additionally, developers must now earmark space for community facilities and organised green areas, signalling a balanced approach to vertical growth and liveability.
