The new digital authentication system requires all parties to verify their identity through UIDAI’s official app, ending witness-based verification. Property registrations across Maharashtra, including Pune, will require mandatory Aadhaar-based authentication through UIDAI’s official mobile app from November 4. Introduced by the state registration and stamps department, the new facility, called Online Verification Seeking Entity (OVSE), has been integrated into the ISARITA 1.9 system. The facility adds another layer of identity verification alongside existing fingerprint and iris scanning methods. Under the revised guidelines, the earlier provision allowing witnesses or identifiers to verify individuals after Aadhaar authentication failures has been discontinued. All parties involved in a property transaction must now successfully complete authentication. Officials have advised citizens to download the Aadhaar app before visiting sub-registrar offices. Users must complete SIM verification, face authentication and set a six-digit PIN. The Aadhaar holder must carry their registered mobile phone and be physically present. Those who have locked their biometrics must unlock them during registration to avoid delays.
