No Occupancy Certificate Needed for Buildings Above 1,200 sq ft in Bengaluru.
The Karnataka Cabinet has extended relief to homeowners by exempting residential buildings constructed on plots larger than 1,200 sq ft within Bengaluru limits from obtaining an Occupancy Certificate (OC). The decision follows the Supreme Court’s earlier mandate that made OCs compulsory for electricity connections, leaving over 3.3 lakh completed buildings across the state without power. To address the massive backlog, the Cabinet will introduce a special law allowing such buildings to get electricity connections, providing long-awaited relief to lakhs of residents. However, the Advocate General clarified that this is not a blanket exemption; the government will selectively grant relief after verification. In the future, penalties will be imposed on violators, and new legislative measures will curb future irregularities. This move builds on an earlier decision that waived OCs for homes up to 1,200 sq ft, now extended to larger residential units as well.
