Apple Expands Hyderabad Operations with New 64,000 sq ft Lease at WaveRock.                                                                                                                                  

Apple India has expanded its Hyderabad footprint by leasing an additional 64,125 sq ft at WaveRock IT Park in Nanakramguda, one of the city’s premier business hubs. The new lease, commencing July 1, 2025, spans five years and covers parts of the underground and third floors in Tower 2.1. Apple will pay a monthly rent of ₹80.15 lakh—₹125 per sq ft—with an annual escalation of 4.77%, and has placed a security deposit of ₹4.8 crore. With this addition, Apple’s total space at WaveRock exceeds 569,000 sq ft, reinforcing its position as a key tenant. The expansion highlights Hyderabad’s growing importance for Apple, particularly in maps, engineering, and software development. Real estate experts say the deal sets a benchmark for rentals in Hyderabad’s SEZ market. The move aligns with Apple’s broader India strategy, which includes scaling local manufacturing, expanding retail stores, and deepening its technology and design workforce.
