New Delhi, October 06, 2026: Delhi’s rental market continues to offer a wide spectrum of housing options, with rental values varying significantly across neighbourhoods. Data from the latest Magicbricks Rental Index for April–June 2026 (AMJ’26) highlights how location remains a key factor influencing rental costs, with established premium neighbourhoods commanding substantially higher rents than relatively affordable pockets.

The report shows that the average monthly rent across prominent Delhi localities stood at around INR 31,700 for a 2 BHK and INR 56,700 for a 3 BHK during the quarter.

Among the city’s top-searched localities, Greater Kailash 1 recorded the highest rental values, with a 2 BHK averaging INR 66,500 per month and a 3 BHK at INR 1.36 lakh. In comparison, Mayur Vihar 1 remained considerably more affordable, with average rents of INR 28,100 for a 2 BHK and INR 42,600 for a 3 BHK.

Rental Values Vary Across Delhi Neighbourhoods

The variation is also evident across other established neighbourhoods. Vasant Kunj recorded average rents of INR 47,800 for a 2 BHK and INR 76,600 for a 3 BHK, while Malviya Nagar stood at INR 43,700 and INR 69,000, respectively.

Kalkaji recorded average rents of INR 43,200 for a 2 BHK and INR 85,800 for a 3 BHK.

Meanwhile, Saket saw average monthly rents of INR 29,600 for a 2 BHK and INR 61,900 for a 3 BHK. Paschim Vihar remained among the more affordable options, with average rents of INR 27,300 for a 2 BHK and INR 46,100 for a 3 BHK.

Premium Localities Command Higher Rents

The data highlights the significant rental premium commanded by Delhi’s established residential pockets. For instance, the average rent for a 3 BHK in Greater Kailash 1 was more than three times that of Mayur Vihar 1, underscoring the sharp variation in rental values within the city.

The findings point to a highly localised rental market, where tenants have a broad range of options across price points. Premium neighbourhoods continue to command higher rents, while relatively affordable localities offer alternatives for tenants seeking access to Delhi’s established residential and commercial hubs at comparatively lower rental costs.

The latest Rental Index reinforces the importance of looking beyond city-level averages to understand rental market dynamics. Locality-level rental values provide a clearer picture of the choices available to tenants and the varying price points across Delhi’s residential landscape.
