Tech Giant Strengthens India Footprint Amid Rising GCC and AI-Led Growth.
Qualcomm Expands Bengaluru Presence with ₹184-Crore Office Lease at Constellation Business Park.
Qualcomm India has leased 2.56 lakh sq ft of office space at Constellation Business Park–Virgo in Bengaluru, marking another major expansion in its India footprint. The five-year lease, signed with Bagmane Developers, spans the 5th, 6th, 7th, and 11th floors, with a monthly rent of ₹113 per sq ft—totalling ₹2.89 crore per month and a ₹184 crore commitment. Rent payments begin in August 2026 after a rent-free setup period. This move aligns with Qualcomm’s broader strategy of consolidating R&D and IT operations across India’s major tech hubs, including its 1.8 million sq ft Hyderabad campus and offices in Chennai and Bengaluru. Industry experts note that large-sized tech leases continue to dominate India’s Grade A office market, driven by GCC expansions, AI-driven innovation, and robust infrastructure in cities like Bengaluru, which remains the epicentre of India’s technology sector growth.
