Apple Expands Hyderabad Footprint, Leases 64,125 sq ft in WaveRock IT Park.                                                                                                                                         

Apple India has expanded its Hyderabad presence by leasing an additional 64,125 sq ft in WaveRock IT Park, taking its total footprint in the project to over 5 lakh sq ft, according to documents accessed by Propstack. The new space, located in Tower 2.1 at Nanakramguda, has been leased from TSI Business Parks for five years, starting July 1, 2025. Apple will pay a monthly rent of ₹80.15 lakh at ₹125 per sq ft, including warm shell and fit-out costs, with an annual escalation of 4.77%. The lease includes 64 car parking spaces and a lock-in period of three years. Apple’s Hyderabad office, inaugurated in 2016 by CEO Tim Cook, serves as a key hub for Apple Maps development and geospatial technologies. The move follows Apple’s recent expansion in Bengaluru, where it leased 2.7 lakh sq ft at Embassy Zenith, and retail expansion in North Bengaluru’s Phoenix Mall of Asia earlier this year.
