Senior Living Market Set to Reach 1 Lakh Units by 2030.

Rising demand and ₹13,000 crore+ investments are accelerating India’s organised senior living sector.

India’s organised senior living sector is poised for significant expansion, with its inventory expected to rise from around 25,000 units currently to nearly 1 lakh units by 2030, according to Colliers India. The sector is attracting growing interest from real estate developers, healthcare operators and institutional investors, driven by increasing demand for age-focused housing, assisted living and managed care communities. Developers, operators and investors have announced investments exceeding ₹13,000 crore since 2025, which are expected to be deployed over the next three to four years. This could add nearly 75,000 new units to the market. India’s population aged 60 and above is estimated at 16.8 crore in 2026 and is projected to reach 34.6 crore by 2050. Tier-II and Tier-III cities, along with spiritual hubs, are expected to contribute around 30–40% of upcoming senior living launches, creating significant opportunities for developers and operators.
