REIT bets big on GCC-led demand with AI-resilient office portfolio.

Knowledge Realty Trust to Invest ₹700 Crore in Bengaluru Office Expansion.

Knowledge Realty Trust (KRT) has announced plans to invest ₹700 crore over the next three years to develop 1.4 million square feet of premium office space in Bengaluru. The REIT, sponsored by Sattva Group and global investment firm Blackstone, is also actively exploring acquisitions to drive inorganic growth. Speaking to PTI, CEO Shirish Godbole said KRT expects strong performance in FY27, supported by robust demand from Global Capability Centres (GCCs). He noted that KRT’s portfolio is “AI-resilient,” with most offices occupied by GCCs and front-office operations. KRT currently owns 29 premium office assets totalling 46.5 million sq ft across six cities, with portfolio occupancy at 92%. The company reported a 14% year-on-year rise in quarterly NOI and has distributed over ₹2,100 crore to unitholders since its August 2025 listing.
