Rating agency Crisil has leased over 2.5 lakh sq ft at Lightbridge in Mumbai’s Saki Vihar for 15 years, with total rentals nearing ₹600 crore—one of the city’s biggest office deals recently. The new space, spread across six floors, will be branded "Crisil House, Lightbridge" and marks a key step in the company’s workspace consolidation strategy. Monthly rent stands at ₹2.35 crore with a 4.77% annual escalation and a security deposit of ₹38.2 crore. Crisil's current Powai headquarters has been leased by Brookfield Properties to CoWrks India, a managed workspace operator, under a separate high-value agreement. CoWrks will pay ₹3.88 crore monthly for 177,000 sq ft across multiple floors for seven months during fitouts. These back-to-back transactions highlight robust office absorption in key micro-markets like Powai and Saki Vihar. Experts see this as a sign of Mumbai’s dynamic commercial real estate, where traditional occupiers and flexible space operators coexist to meet growing enterprise demand.
