Apple Expands Mumbai Footprint with Bigger Lease at BKC’s Maker Maxity.
Apple India has renewed and expanded its office lease at Maker Maxity, Bandra-Kurla Complex (BKC), Mumbai, one of the city’s most premium commercial hubs. The company has extended its lease for office units on the 5th to 8th floors of Maker Maxity 4 & 5 North Avenue and signed a fresh lease for the 10th floor and terrace, taking its total chargeable area to 37,549 sq ft across five floors. Under the agreement, Apple will pay a monthly rent of ₹2.55 crore until June 2026, translating into ₹660 per sq ft, backed by a five-year lock-in period and a security deposit of ₹22.76 crore. The lease also carries a steep escalation clause of 49% annually. The move underscores Apple’s growing presence in India, where it has recently opened retail stores in Mumbai, Delhi, and Bengaluru, expanded manufacturing partnerships, and strengthened its corporate footprint across Bengaluru, Hyderabad, Gurugram, and Mumbai.
