Indian REITs Distribute ₹3,136 Crore in Q1 FY27.
India’s REIT market expands, delivering stronger returns to unitholders.
India’s six listed Real Estate Investment Trusts (REITs) distributed a combined ₹3,136 crore to more than 4.85 lakh unitholders in Q1 FY27, according to the Indian REITs Association. The six listed REITs—Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT—collectively managed gross assets worth more than ₹3.17 lakh crore as of Q1 FY27. Their combined market capitalisation crossed ₹2.17 lakh crore as of August 11, 2026. Together, these REITs manage over 214 million sq ft of Grade-A office and retail space across India. Since inception, listed Indian REITs have distributed more than ₹34,800 crore to unitholders. The Q1 distribution has also risen significantly, from ₹1,371 crore in Q1 FY25 to ₹1,559 crore in Q1 FY26 and ₹3,136 crore in Q1 FY27, supported by the addition of two new listed REITs.
