India’s Rental Market Moderates, NCR Surges with Greater Noida Up 29.5% – Magicbricks Rental Index Report

At Builders’ Friend Magazine—India’s leading architecture and design magazine—we bring you data-driven insights shaping the country’s real estate and infrastructure landscape. In the July–September 2025 (JAS ’25) quarter, Magicbricks’ Rental Index Report revealed a rental market moving toward stability after three quarters of accelerated growth. Despite moderation in tenant movement, average rents across India continued to strengthen, rising 4.4% QoQ and 18.1% YoY.

National Overview: Market Enters a Balanced Phase

Between July and August, the rental market witnessed a period of consolidation where demand and supply aligned more closely:

Rental demand: +0.2% QoQ, +0.4% YoY

Rental supply: +0.6% QoQ, +5.9% YoY

This shift signals a maturing market—a theme we frequently analyse in our architecture and design magazine, where evolving housing patterns influence design, planning, and urban development.

NCR Leads India’s Rental Growth

The Delhi–NCR region remained the driver of national rental activity:

Greater Noida: +29.5% QoQ

Delhi: +17.8% QoQ

Noida: +10.8% QoQ

Kolkata: +5.4% QoQ

Meanwhile, major metros such as Chennai, Bengaluru, Hyderabad, Pune, and Mumbai saw moderated demand, easing between –1.2% and –7.2% QoQ.

Supply Strengthens Across Key Markets

Delhi: +17.6% QoQ

Ahmedabad: +6.5% QoQ

These supply additions are crucial for urban planners, developers, and architects—core audiences of our architecture and design magazine—as they shape future housing stock and rental patterns.

Rents Continue Upward Trend

Despite softened demand in some cities, rental values increased steadily:

Thane: +12.5% QoQ

Chennai: +6.7% QoQ

Mumbai: +4.9% QoQ

Delhi: +4.5% QoQ

Tenant Preferences Stay Consistent

Nationally, renters continued to favour mid-sized homes offering functionality and space:

2BHK homes: 44% of demand

1BHK homes: 32%

Semi-furnished units: 51% of demand and 54% of supply

500–1,500 sq. ft. homes: 77% of tenant interest

These preferences reflect broader design trends toward compact yet efficient living spaces—an ongoing focus in our architecture and design magazine.
