Government-backed stress fund revives housing projects, targets over 1 lakh home deliveries.

SWAMIH Fund Completes 61,000 Homes, Brings Relief to Buyers of Stalled Projects. 

The government-backed SWAMIH (Special Window for Affordable and Mid-Income Housing) Fund has completed over 61,000 homes in stalled housing projects across India as of December 15, offering relief to thousands of homebuyers. According to the finance ministry, the fund is on course to deliver more than 1 lakh homes, benefiting over 4 lakh people. SWAMIH has invested in over 145 projects across 30 cities, making it India’s largest residential stress-resolution platform. To date, homes have been delivered across 110 projects, including over 7,000 units for the Economically Weaker Sections (EWS). The fund has unlocked ₹37,400 crore across 127 projects and generated more than 36,000 jobs, while contributing nearly ₹6,900 crore in taxes and duties to central and state governments. It has also returned approximately 50% of the drawn capital to investors, maintaining a balance between social impact and financial discipline. In Budget 2025–26, the government announced the SWAMIH Fund-2 with a corpus of ₹15,000 crore to complete a further 1 lakh homes.
