Godrej Properties has acquired a 14-acre land parcel in Pune’s Kharadi-Wagholi corridor.
Aiming to develop a group housing project with a potential developable area of 3.7 million sq ft and an estimated revenue potential of ₹4,200 crore. Though the investment amount remains undisclosed, the site is strategically located near major IT hubs, the international airport, and key social infrastructure. Gaurav Pandey, MD & CEO, highlighted the move as part of their strategy to expand across high-growth micro-markets. The Kharadi-Wagholi region is witnessing strong residential demand due to its proximity to business centers and improving amenities. Local apartment rates range between ₹8,000–₹12,000 per sq ft, with developers like Kolte Patil and Mahindra Lifespaces active in the area. While housing sales in Pune have softened, Knight Frank projects market stability in 2025. April 2025 saw a marginal 1% rise in registrations but a 3% dip in stamp duty collections to ₹547 crore.
