German maritime giant Bernhard Schulte Shipmanagement (BSM) has acquired six floors of office space worth over ₹304 crore in Kalpataru Virtus, Vikhroli, Mumbai. The built-to-suit facility will span nearly 1 lakh sq. ft. across the 15th to 20th floors and will serve as BSM’s India headquarters, consolidating its ship-management, crewing, technical, and digital operations under one roof. Scheduled for completion by December 2027, this marks one of the largest office acquisitions by an international shipping group in India. The investment underscores BSM’s long-term commitment to India’s maritime industry, leveraging the country’s skilled seafaring workforce and expanding trade role. The move aligns with a growing trend of multinational companies opting for owned, built-to-suit office spaces in India’s thriving commercial real estate market.
