Lloyds Realty Leases Entire Mumbai Office Tower to Smartworks in 15-Year Deal.

Lloyds Realty Developers has signed a 15-year lease agreement with Smartworks Coworking Spaces for its premium commercial tower, The Square, located in Andheri East, Mumbai. The agreement covers the building’s entire 1,82,300 sq. ft. office space, taking the property to 100% occupancy. The long-term lease is expected to generate over ₹600 crore in rental revenue throughout its tenure, highlighting the growing demand for Grade-A office spaces in Mumbai. Designed by Panthaki Architects, The Square features three basement levels, a ground floor, and nine office floors, offering modern infrastructure for corporate occupiers. The development also includes a ground-floor café, landscaped terrace garden, and mechanised shuttle parking across three basement levels, enhancing convenience and workplace experience. The transaction reinforces Lloyds Realty’s position in the commercial real estate market while enabling Smartworks to expand its managed office portfolio in one of Mumbai’s key business districts.
