ED Warning to Homebuyers: Verify Before You Buy.

The Enforcement Directorate (ED) has advised homebuyers to remain cautious when purchasing property and to report builders who refuse to provide RERA registration details, demand cash payments, delay refunds, or avoid proper documentation. The warning came after the ED provisionally attached assets worth ₹129.80 crore in an alleged homebuyers’ fraud case involving an Ahmedabad-based real estate group. Buyers should independently verify the project’s RERA registration, title documents, land records, statutory approvals and encumbrance details before making any payment. They should also check whether the property is mortgaged or involved in any legal dispute. The ED cautioned buyers against relying solely on brokers’ verbal promises, booking forms or notarised documents. A proper Agreement for Sale or registered Sale Deed should be insisted upon. Promises of guaranteed returns, unusually high profits, buybacks or massive discounts should also be treated as potential red flags. If a builder refuses transparency or insists on cash, buyers should approach RERA and other competent authorities.
