Curated Living Solutions Launches ₹200 Crore Hospitality-Led Mixed-Use Development in Pune

Curated Living Solutions Pvt. Ltd. (CLS), a DivyaSree Group company and one of India’s leading managed living platforms, has announced the launch of its first hospitality-led mixed-use development in Pune.

With an estimated development value of ₹200 crore, the project marks CLS’s strategic entry into hospitality-focused real estate. The development will include a 200-key hospitality project, premium retail spaces and branded residences in the Koregaon Park Annexe corridor of East Pune.

The project is being jointly developed by Curated Living Solutions and Arista Developers, a Pune-based real estate company with more than two decades of experience. Alivaa Hotels & Resorts will professionally operate the hospitality component under a long-term master lease arrangement.

The announcement represents another significant milestone in CLS’s Pune expansion strategy following the launch of Codename EMI in Balewadi. It further strengthens the company’s presence in Pune’s rapidly evolving real estate and managed-living market.

The lease arrangement includes a 12-year lock-in period, providing investors with a professionally managed ownership framework while reducing the operational responsibilities generally associated with hospitality properties.

Through this model, CLS aims to combine real estate ownership with professionally managed hospitality operations under a structured long-term arrangement.

The Hospitality Investment Plan is intended for investors seeking exposure to professionally operated, income-generating real estate assets while avoiding the complexities of independently managing a hospitality unit.
