Tamil Nadu Introduces Online Registration for First Sale of Plots and Flats.

The Tamil Nadu government will make its Anywhere Registration Facility System mandatory for the first sale of plots and flats from August 17, enabling builders and developers to complete property registrations online without visiting sub-registrar offices. Announcing the initiative, T. Logesh Tamilselvan said the move aims to improve transparency, efficiency and accessibility while reducing overcrowding at registration offices. Under the new system, applicants must upload Aadhaar details of executants, claimants and witnesses, complete biometric verification using fingerprint or iris scans, upload photographs and pay registration fees online. Digitally signed documents will be issued on the same day or the next working day and remain downloadable for 60 days. The government has amended relevant rules under the Registration Act, 1908 to provide legal validity for digital registrations. A dedicated help centre will support users, while the initiative is expected to reduce waiting times and streamline property registration across the state.
