Bansal Family Crosses ₹1.28 Lakh Crore GDV, Announces ₹10,000 Crore FY27 Investment Roadmap
The Bansal Family, through its real estate platforms M3M India and Smartworld Developers, has announced a ₹10,000 crore investment roadmap for FY27, focused on construction and strategic land acquisitions across the National Capital Region (NCR). The announcement follows the group's milestone achievement of surpassing a Gross Development Value (GDV) of over ₹1.28 lakh crore, supported by a fully paid land bank exceeding 3,000 acres.
The Group remains 100% promoter-owned, net debt-free, and investment-grade rated, enabling long-term expansion while maintaining disciplined capital allocation. With only around 26% of its land bank utilized, the company has significant future development potential across residential, commercial, retail, office, industrial, and branded real estate segments.
Over the past fifteen years, the Bansal Family has delivered more than 30.6 million sq. ft. across 34 projects, including over 14,000 homes. It is currently developing approximately 57.2 million sq. ft. through 40 ongoing projects and plans to hand over another 1,000 homes within the next three months. The Group has also recorded the highest residential delivery volume in the NCR for three consecutive years.
The company's portfolio spans luxury residential developments, branded residences, bridge-to-luxury housing, premium housing, retail destinations, office spaces, and industrial projects. Its diversified development pipeline includes 29% bridge-to-luxury housing, 26% premium residential, 19% luxury residential, 13% retail, 8% branded residences, 4% office space, and 2% industrial developments.
The Bansal Family has emerged as North India's largest retail developer with more than 11.2 million sq. ft. of retail assets. It has also expanded into Noida with M3M The Cullinan Emporium, a premium retail destination spanning nearly one million sq. ft., strengthening its presence beyond Gurugram.
In the luxury segment, the Group commands India's largest branded residences portfolio of nearly 6.9 million sq. ft., developed in collaboration with internationally renowned brands including Trump Organization, ELIE SAAB, and Jacob & Co. Branded residences contribute revenue potential exceeding ₹20,000 crore despite accounting for only a small share of the total developable area. The company is also exploring partnerships with five to six additional global luxury brands.
Among its flagship developments is The Billionaire's Block at Smart City Delhi Airport in Sector 111, Gurugram, anchored by M3M Residences by ELIE SAAB. The ultra-luxury district is backed by a ₹3,500 crore investment and is designed to cater to India's growing population of ultra-high-net-worth individuals.
With a robust financial position, deep project pipeline, and substantial land reserves available for future monetisation, the Bansal Family continues to strengthen its position as one of India's leading privately held real estate developers while contributing to the next phase of urban development in the NCR.
