Prayagraj Opens 42 Major Roads for Commercial Use Under Master Plan 2031.
In a landmark decision, the Prayagraj Development Authority (PDA) has permitted commercial use of properties along 42 major roads under the city’s Master Plan 2031. This marks a significant expansion from the earlier Master Plan 2021, which had allowed commercial activities on just 29 roads. Prominent stretches such as Mahatma Gandhi Marg, Sardar Patel Marg, Katju Marg, Tashkent Marg, and Lal Bahadur Shastri Marg are now included in the commercial zone. According to the new guidelines, buildings up to two floors can be used for commercial purposes within 15 metres of the road edge. The plan also extends to Naini, Jhunsi, Phaphamau, and Rajrooppur, bringing more areas under commercial scope. In non-built-up zones, roads that are 24 metres wide or more are eligible, while those 30 metres or above will require service lanes during widening works. PDA will conduct surveys and enforce rules on penalties, warning that unauthorised commercial use will face strict action. This move is expected to reshape Prayagraj’s urban landscape and create new employment opportunities.
