Microsoft Expands Hyderabad Presence with ₹25.4 Cr/Month Office Lease.
Microsoft India (R&D) has signed one of Hyderabad’s largest office lease deals of 2025, taking up 264,000 sq ft at Phoenix Centaurus in the financial district. The five-year lease, commencing July 1, 2025, is signed with managed workspace operator Table Space Technologies, covering the third and fourth floors. Microsoft will pay a base rent of ₹1.77 crore per month (₹167 per sq ft), which totals ₹25.4 crore monthly, including maintenance, operating expenses, and management fees. The agreement carries an annual rent escalation of 4.8% and a security deposit of ₹42.15 crore. This expansion reinforces Hyderabad’s position as a preferred hub for global tech majors, owing to its strong talent pool, cost advantages, and infrastructure. Microsoft, which set up its India Development Centre in Hyderabad in 1998, continues to grow its largest R&D base outside the US, with the new facility set to host additional AI, cloud, and engineering teams.
