NCW Prime Offices Fund (PRIME), a joint venture between Nuvama Asset Management and Cushman & Wakefield, has acquired the 2.4 million sq. ft. One Paramount office campus in Chennai’s Porur for ₹2,550 crore. The deal marks PRIME’s second major acquisition and was completed through a 100% buyout from Keppel’s real estate arm. The LEED Platinum-certified campus boasts institutional-grade infrastructure, modern campus-style amenities, and excellent connectivity to key residential and commercial hubs in Chennai. It is leased to a well-diversified tenant mix, including Global Capability Centres (GCCs) and leading domestic technology firms, ensuring a stable rental income stream. Strategically located in one of Chennai’s most attractive office corridors, the acquisition underscores PRIME’s focus on high-quality commercial assets that combine sustainability, scale, and strong tenant profiles. This buyout reflects growing investor confidence in India’s Grade-A office market and Chennai’s position as a leading hub for technology and business.
