Luxury rentals in Delhi's prestigious Lutyens Bungalow Zone (LBZ) are witnessing a sharp rise due to a severe shortage of homes available for sale. Monthly rents in prime locations such as Golf Links and Sunder Nagar have reached up to ₹20 lakh, with rental values increasing by over 15% this year and doubling in some areas over the past few years. Real estate experts attribute the surge to limited inventory, strict Land & Development Office (L&DO) regulations on converting leasehold properties into freehold, and growing demand from affluent families, diplomats, and corporate executives seeking premium addresses. With property transactions slowing, many high-net-worth individuals are opting to lease instead of buy. The 28 sq km LBZ, home to around 3,000 bungalows and some of India's wealthiest business leaders, remains one of the country's most exclusive real estate markets. Experts expect rental prices to remain strong until more properties become available for sale.
