Relief for Buyers, Recovery for Builders — A Balanced Step Toward Completion.
Greater Noida Authority Grants Partial OCs to Accelerate Home Delivery and Revive Projects.
In a significant relief for homebuyers and developers, the Greater Noida Industrial Development Authority (GNIDA) will now issue partial occupancy and completion certificates to projects that have paid at least 25% of their recalculated dues under the UP government’s rehabilitation policy. The move allows developers to hand over possession proportionate to payments made, freeing thousands of completed flats from procedural delays. Previously, builders faced hurdles in obtaining multiple departmental NOCs, which stalled OCs despite substantial payments. The new decision, made after GNIDA’s 140th board meeting, aims to address these obstacles and facilitate smoother delivery. Developers who have cleared 25% of dues and continued instalment payments can now secure certificates for the completed segments. The policy, supported by CREDAI NCR and Western UP, seeks to revive stalled projects, rebuild buyer confidence, and increase state revenue — marking a key step towards the revival of Greater Noida’s real estate sector.
