Noida Launches Redevelopment Policy for Old Housing Societies

Noida Authority has introduced a redevelopment policy aimed at rejuvenating old, unsafe housing societies.

Approved on June 14, the policy offers homeowners a minimum 15% increase in carpet area and free new flats, along with temporary housing or rent during reconstruction. Applicable to buildings over 30 years old or structurally unsafe, the scheme requires 70% resident consent to proceed. To incentivize developers, the policy allows a higher floor area ratio (FAR) of up to 2.75, enabling more units for sale. Strict accountability measures, RERA registration, and tripartite agreements will ensure transparency. The revamped societies will feature modern amenities like EV charging points and sewage treatment plants. Developers for Authority-built projects will be selected via bidding, while cooperative and private societies can appoint eligible builders. Stamp duty and lease rent charges will be waived post-redevelopment. A single-window system and grievance redressal cell will oversee approvals and resident welfare during the process.
