Karnataka Govt Notifies New Setback Rules for Bengaluru Buildings

The Karnataka government has enforced revised setback norms under the Revised Master Plan (RMP) 2015 for Bengaluru, effective August 1. The updated rules clarify minimum open space (setback) requirements based on plot size and building height, especially for structures exceeding 12 metres. Plots up to 4,000 sqm must leave 1.5m in front and 1m on each side and rear, while larger plots (above 4,000 sqm) need 5m setbacks on all sides. Buildings with 12–15 floors without stilt floors require 5m setbacks. For taller structures, setback increases with height to improve light, ventilation, and safety. The amendment also clarifies site floor regulations: if used for parking and not exceeding 3m in height, it won't count toward total building height, provided the structure remains below 15m. These rules apply to all new constructions and ongoing projects with approved or modified plans. Existing buildings may convert ground floors to stilt parking with revised approval.
