Industry Leaders Highlight Gurugram–Airport Metro's Potential to Transform NCR Growth
The proposed Gurugram–IGI Airport Metro corridor is expected to become a major catalyst for infrastructure-led growth across Delhi-NCR, with industry experts highlighting its potential to improve regional connectivity, enhance commercial activity and drive long-term real estate appreciation.
Anil Godara, Founder and Managing Director, J Estates, believes the metro corridor will significantly improve accessibility to one of India's busiest aviation hubs while creating long-term value for both homebuyers and investors.
According to him, better connectivity has always played a crucial role in driving real estate appreciation, but its impact extends far beyond property prices. Improved transport infrastructure influences where people choose to live, how communities develop and the overall quality of urban life.
He further noted that the corridor is expected to strengthen demand not only for premium residential developments but also for emerging segments such as senior living, where seamless access to airports, healthcare facilities and essential urban infrastructure is becoming increasingly important. As families become more geographically dispersed, well-connected communities offer greater convenience, security and long-term liveability.
Meanwhile, Aman Shharma, Managing Director & Founder, Aarize Group, said the proposed metro connectivity between IGI Airport and Gurugram represents a significant infrastructure milestone that will further strengthen the NCR's transportation network.
He observed that with Yashobhoomi and the Dwarka Expressway already emerging as prominent commercial growth corridors, the region is witnessing rising business activity, increasing investor confidence and stronger demand across commercial developments.
According to him, enhanced metro connectivity will improve accessibility, accelerate the growth of offices, retail destinations and mixed-use developments, and reinforce the Yashobhoomi–Dwarka Expressway corridor as a preferred destination for businesses and investors. Infrastructure-led development, he added, will contribute to a more vibrant, sustainable and investment-driven commercial ecosystem while strengthening Delhi-NCR's position as one of India's leading business hubs.
With large-scale connectivity projects continuing to reshape the region, the proposed Gurugram–Airport Metro corridor is expected to play a key role in supporting balanced urban development, improving mobility and unlocking new opportunities across residential and commercial real estate.
