Around 9,750 flat buyers in Noida face uncertainty as 22 builders have failed to clear ₹5,560 crore in dues to the Noida Authority. Despite the state’s rehabilitation policy offering relief through recalculated dues and staggered payments, many developers — including Mahagun, Prateek Realtors, Sikka Infrastructure, and Assotech — have defaulted or not accepted the scheme. The Authority has frozen registries, sealed unsold units, and initiated recovery actions, including EOW complaints and land revenue recoveries. Some projects are under NCLT proceedings, while several builders have secured “no coercive action” orders from courts. The delay has left homebuyers who paid in full unable to register their flats.
