Mumbai’s real estate market in 2025 continues to be defined by the popularity of 2 BHK apartments, even as record-breaking luxury transactions grab headlines. While a ₹600-crore Worli deal at ₹23 lakh per sq ft drew attention, the 2 BHK remains the most preferred configuration, dominating sales across the city. In South and Central Mumbai, 2 BHKs are priced between ₹23–₹210 crore, attracting HNIs and NRIs seeking premium amenities and sea views. The western suburbs, including Bandra, Andheri, Goregaon, and Borivali, see the highest transactions, with prices ranging from ₹22–₹26 crore. Eastern suburbs like Chembur, Ghatkopar, and Mulund fall in the ₹21.5–₹23 crore range, supported by metro connectivity and township-style projects. Outside city limits, in Thane, Mira Road, Bhayander, and Ghodbunder Road, 2 BHKs are more accessible, priced between ₹2.8 crore–₹22 crore for 500–700 sq ft homes. Industry data shows 96% of housing sales in H1 2025 were below ₹25 crore, reinforcing the dominance of 1 and 2 BHKs in MMR.
