Deal consolidates full ownership of prime commercial asset near BKC, boosting operational control.

Windsor Realty Buys Four Office Units in Santacruz Tower for ₹283 Crore.

Real estate developer Windsor Realty has acquired four office units in a commercial tower named Windsor in Mumbai’s Santacruz area, close to the Bandra-Kurla Complex (BKC), for a total consideration of ₹283 crore. The acquired offices together cover a carpet area of about 42,340 sq ft and were purchased through multiple transactions aimed at consolidating ownership of the entire asset under a single entity. As part of the deal, two commercial units were acquired from corporate entities, including Prism Johnson Ltd, while the remaining two were bought from the developer’s partner. According to documents accessed via real estate data analytics platform Propstack, Prism Johnson sold its office space measuring 25,984 sq ft for nearly ₹166 crore, making it the largest component of the transaction. With this acquisition, Windsor Realty now holds complete ownership of the office tower, which is expected to streamline property management, leasing decisions, and long-term asset strategy. The move highlights continued investor interest in premium office assets located near Mumbai’s key business hubs despite changing workplace trends.
