Curated Retail: Why the Right Tenant Mix Is More Important Than Scale in NCR's Evolving Retail Market
New Delhi, India: For years, the success of a retail destination was measured largely by its size. Bigger malls, larger floor plates, and a higher number of stores were considered indicators of stronger performance. However, consumer expectations have evolved significantly. Today's shoppers are no longer looking solely for places to purchase products; they seek destinations where they can dine, socialize, relax, and enjoy immersive experiences.
This shift is driving the rise of curated retail environments, where the right tenant mix has become more important than the overall scale of a development.
Recent leasing trends across the National Capital Region (NCR) reinforce this transformation. According to Cushman & Wakefield (C&W), retail leasing in Delhi-NCR reached nearly 0.6 million square feet during Q1 2026, representing a robust 45% year-on-year increase. Gurugram accounted for 54% of total leasing activity, followed by Delhi and Noida, highlighting the growing strength of organized retail across key NCR micro-markets.
Jatin Goel, Executive Director, Omaxe Group, said that retail in NCR has moved beyond shopping and is now centered on how people spend their leisure time. He noted that while India recently recorded 8.9 million square feet of retail absorption, the more significant trend is that over 20% of leasing demand is now driven by food, beverage, and entertainment brands.
According to Goel, consumers increasingly seek experiences rather than transactions, making tenant curation one of the most critical aspects of retail real estate development. He cited examples such as World Street in Faridabad, Omaxe Chowk in Chandni Chowk, and The Omaxe State in Dwarka, where carefully planned retail ecosystems are delivering stronger consumer engagement.
Fashion emerged as the largest occupier category with a 32% share of leasing activity, while entertainment and department stores also recorded healthy demand. Food and beverage leasing on high streets witnessed significant growth, supported by rising consumer interest in dining, wellness, gaming centers, and experiential retail concepts.
Arjun Gehlot, Director of Ambience Group, emphasized that malls today are expected to provide experiences beyond shopping. He highlighted that dining, entertainment, wellness, and premium lifestyle categories are increasingly influencing dwell time and repeat visitation. According to him, a successful retail destination is no longer defined solely by size or brand count but by the effectiveness of its overall ecosystem.
Another major trend shaping NCR's retail landscape is the rise of high-street and community-centric retail formats. Consumers increasingly prefer destinations integrated into their daily routines while still delivering aspirational lifestyle experiences.
Pankaj Jain, Founder and CMD of SPJ Group, observed that neighborhood retail in Gurugram is witnessing strong momentum, particularly in Old Gurgaon. He attributed this growth to increasing residential density, infrastructure improvements, and changing consumer demographics. He noted that curated retail formats are performing exceptionally well because they focus on the right mix of categories rather than simply attracting large brands.
The expansion of mixed-use developments is also contributing to the sector's evolution. Retail, residential, entertainment, and social infrastructure are increasingly being integrated to create self-sustaining, community-oriented urban ecosystems.
Uddhav Poddar, CMD of Bhumika Group, stated that the retail sector is moving beyond the traditional "bigger is better" mindset. He explained that consumers are increasingly seeking balanced destinations where shopping, food, entertainment, and lifestyle experiences coexist. As a result, brands are becoming more selective about project partnerships, favoring developments that align with their customer profiles and positioning.
Harpreet Singh Hora, Director of Reach Group, noted that high-street retail in Gurugram is becoming an integral part of the city's social infrastructure. He emphasized that a carefully curated mix of food and beverage outlets, boutique lifestyle brands, wellness concepts, and entertainment offerings creates stronger consumer engagement and sustainable footfall.
Ravinder Choudhary, Vice President of Vegas Mall, highlighted that modern consumers are driven by relevance, experience, and emotional connection rather than size alone. He stated that malls that successfully curate a balanced tenant ecosystem are emerging as stronger community hubs, enhancing dwell time, repeat visits, and customer loyalty.
As retail consumption continues to become increasingly experience-driven, the next phase of growth for the sector is expected to be defined not by the size of developments but by the intelligence and effectiveness of their tenant curation strategies.
