Lodha Developers has acquired 945 apartments in Mankhurd for ₹567 crore to meet its slum rehabilitation obligations in Vikhroli, marking one of Mumbai’s largest SRA-linked asset transfers. This 3.39 lakh sq ft deal reflects the growing trend of offsite Permanent Transit Camp (PTC) fulfilment in the city. With limited land availability and long construction timelines in Vikhroli, Lodha opted for a strategic offsite solution to deliver over 50,000 sq m of built-up area to the Slum Rehabilitation Authority. The seller, holding over 83,000 sq m of free sale inventory in Mankhurd, monetized part of its stock through this transaction. Lodha paid ₹34 crore in stamp duty, and once these units are completed, they will be handed over to the SRA. This move demonstrates how developers are meeting regulatory mandates efficiently while adapting to Mumbai’s evolving real estate dynamics. The trend is expected to rise with increasing redevelopment pressures and compliance challenges.
