Rustomjee Group Eyes Pune Entry with 100-Acre Township Plans, Bets Big on MMR Redevelopment

Keystone Realtors Ltd, known as the Rustomjee Group, is set to expand into the Pune market with plans to develop township projects on around 100 acres of land through joint development proposals, CMD Boman Irani revealed. This marks the group’s third city foray after its recent entry into Nagpur. While Pune entry is expected by next year, Irani affirmed that the company’s core focus remains on the Mumbai Metropolitan Region (MMR), especially redevelopment projects. Rustomjee announced three such projects in Q1FY26—GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL—adding 3.25 million sq ft and a GDV of ₹7,727 crore. With 18 ongoing and 26 upcoming MMR projects (over 32 million sq ft), Rustomjee targets the ₹2–7 crore mid-mass and aspirational segment, which Irani calls the city’s “sweet spot.” Despite a 44% drop in net profit, the company posted record pre-sales of ₹1,068 crore in Q1FY26, reflecting continued demand in premium pockets.
