Office fit-outs have transformed into a key revenue engine for flexible workspace operators in India, driven by growing demand for customised and sustainable work environments. With gross leasing touching 42 million sq ft in the first half of 2025, the sector is set to cross 90 million sq ft for the first time in a year, directly boosting fit-out opportunities. Players like Awfis, Carbon Guardians, and EFC India are scaling their design-and-build verticals, offering turnkey solutions to enterprises seeking speed, quality, and scalability. Awfis reported ₹58 crore revenue from fit-outs, while EFC India secured ₹57 crore contracts, including two Passport Seva Kendra projects. Carbon Guardians also highlighted strong demand for pipelines. According to Cushman & Wakefield, India recorded a 3% rise in fit-out costs across top cities in 2025 but remains among the most cost-effective destinations in APAC, making it attractive for global capability centres, which are expected to reach 2,400 by 2030.
