Decade-Old Noida Land Row Ends: Wave Mega City Centre Set to Revive.
After over a decade of legal and financial deadlock, the Noida Authority has settled the long-pending land dispute with Wave Mega City Centre Pvt Ltd. Originally allotted 6.2 lakh sqm in Sectors 25A and 32 in 2011, the developer will now retain 1.2 lakh sqm and surrender 5.02 lakh sqm, paving the way for fresh commercial development in the city centre. The surrendered land will be redeveloped under a mixed-use plan, boosting Noida’s real estate growth. The project, stalled due to financial distress, had applied under the UP government's 2017 Project Settlement Policy (PSP) to restructure dues and retain viable portions. Following high-level government reviews, the lease was restored, penalties capped, and reallocation approved. The Noida Authority will now replan the area’s layout, and an escrow account will handle outstanding payments. Wave is cleared to resume work on completed and approved portions, including high-street retail and residential segments.
